You may consider other emergencies such as a broken pipe or a broken window.

Of course, calling the manager via phone may be the best option in cases of an emergency. However, there may be other times when an email or other type of communication a text message may suffice. For instance, if you need to make sure properties are taken care of after a snowstorm, you can simply send an email to remind the manager to send maintenance at a specific hour to clear snow and spread out salt. Many managers also use text messages just like everyone else, so you can also send a brief message to get in touch.

When to Call

You also need to know the best times to call a property manager. For most managers, typical business hours between nine and five are a safe bet. Many people try to avoid calling property managers after four unless it is a clear emergency.

A good property manager is available when needed, but this does not mean that they do not also have lives. Getting in touch with a manager should not be a hassle for you as a tenant, but there should also be a legitimate reason for contacting a property manager outside of regular business hours. Most managers will usually return calls within the day, but you should keep in mind that others may take up to two days to return an email.
